Miami runs flat and hot, with 1920s Mediterranean Revival homes in Coconut Grove sitting beside 1950s concrete-block ranches in Kendall and newer two-stories in Weston, all of them built on a limestone slab with no basement or crawl space, and all of them crowned by a low wood-truss attic that bakes at 140 to 160 degrees Fahrenheit most of the year. That attic holds your AC handler and ductwork, and it leaks heat and money constantly.
Miami Spray Foam Insulation has been sealing and insulating attics, walls, crawl spaces and garages across Miami and the surrounding area since 2012. We know the building stock here, the humidity that drives moisture into every crack, and the cooling bills that come with a leaky attic. Homeowners in 33131 and across Miami call us when a room won't cool, when condensation shows up in the attic, or when an energy bill has become unaffordable.
Spray Foam Insulation in Miami (33131)
Miami's insulation challenge is straightforward: your home sits on a concrete slab with walls of concrete block finished in stucco, and above that a shallow attic with exposed wood trusses, AC ductwork, and almost no thermal break between the conditioned space below and the 150-degree air above. Heat radiates down through the drywall and into your living space all day and all night. Humidity pushes inward constantly. Roof leaks and roof-rat infestations force attic resets. Ductwork routed through an unconditioned attic loses 20 to 30 percent of its cooling before it reaches a bedroom at the end of a run. Closed-cell spray foam stops all of it: it seals air leaks, it insulates, it blocks moisture, and it creates a thermal and vapor barrier in one pass.
Older homes in Coral Gables and the Grove often have hollow concrete-block walls with no insulation at all. Homes rebuilt after Hurricane Andrew in the High Velocity Hurricane Zone south of Kendall have tighter envelopes and hurricane straps, but they still leak at rim joists, band joists, and band-board seams. Metal farm buildings and boat barns in the Redland and Homestead nursery belt drip with condensation without closed-cell foam on the underside of the roof deck. We have been installing spray foam insulation and air sealing across every neighborhood and building type in Miami since 2012.

How a Job Works in Miami
We start with a free on-site assessment. We look at your attic, crawl space, walls or garage, measure the square footage and the existing insulation, talk through what you want to achieve (lower bills, a room that won't cool, moisture control, or a full seal-up), and explain what closed-cell and open-cell foam do differently. We give you a written estimate with R-value and thickness specifications so you know exactly what you are paying for.
On the day of the job, our team sets up ventilation equipment to manage the smell and vapor during the cure. We apply the foam in controlled passes to the thickness we specified, maintaining the manufacturer's ratio and drum temperature so the foam cures properly. If insulation has to come out first (damp fiberglass, contaminated fill, or old vermiculite), we remove it and haul it away. In an occupied home, we explain the re-entry window (typically 24 to 48 hours) and make sure you know which spaces to stay out of and when they are safe again.
When the foam has cured, we inspect the job, answer your questions, and leave your property clean. You get a receipt with the board feet applied, the R-value achieved, and the thickness of each section.
Spray foam insulation in Miami costs between $0.55 and $2.00 per board foot, depending on whether you choose open-cell or closed-cell foam and what you are insulating. An attic spray foam job typically runs from $1.50 per square foot. Wall injection foam starts at $2.00 per square foot. A crawl space or rim joist seal-up with closed-cell foam runs from $650 to $2,500 depending on the linear footage and the height of the space. Insulation removal and replacement costs $950 to $2,800 depending on the volume and what has to be hauled away. The biggest cost drivers are the area to cover, the R-value thickness you want, whether you are sealing a tight attic or a wide-open space, and whether contaminated or damp insulation has to come out first. Call us at (786) 503-8206 for a free estimate. We will measure your space, walk you through the options, and give you a firm price in writing.
